A fire ravished the St. Joseph's Catholic Church roof system; this resulted in severe water and smoke damage throughout the entire church structure. The attached rectory sustained very minimal damage.
Shortly after the fire; Catholic Mutual and the Sioux City Catholic Diocese contacted TC3 to handle the construction management services for the mitigation, scope of work, and bidding process concerning the rebuild of the church.
Catholic Mutual and TC3 were able to mitigate the water and smoke damage, salvaging the stained glass windows, the pipe organ, ornate wall paintings, and various pieces of their commercial kitchen equipment.
Through the quick response by the congregation, its' insurance agent, the insurance company, and TC3 professionals - plaster walls, ceilings, and moldings, pews, stained glass, and a 13 rank pipe organ were saved. TC3 continues to manage the immediate water mitigation protocol along with the roof replacement.
A temporary wall and moisture barrier was built at the altar/ sanctuary to protect the altar/ sanctuary and attached rectory from further damage. Drying equipment was purchased and installed in the basement and altar area to maintain the environment during the rebuild of the roof system.
TC3 will manage local contractors during the permanent roof rebuild; set to begin Monday August 10, 2009. The new roof system is expected to take approximately 90 days to complete, during that time, TC3 will prepare bid packages, and accept bids from local contractors for the final interior refinish.
Final bids along with the bidders will be analyzed through an extensive contractor evaluation process. TC3 findings will then be submitted to Catholic Mutual and the Diocese for their internal protocols.
TC3 uses a critical path construction management process in mitigation, evaluation, and design in order to promote structure stabilization and reconstruction processes.
